Belmont Home Sales Drop, But Values Rise

Any way you slice this month’s statistics for Belmont home sales, seller’s really made out this October.

October is historically not a great month for home sales, but in recent years with warmer fall weather, it’s been possible to market homes well into the winter months.

Let’s look at the numbers for October 2015…

SALES

Belmont home sales (the number of homes sold), was down 24% year-over-year; down from 21 in 2014, to 16 in 2015. A 24% drop seems like a lot, until you realize only five less homes sold.

MEDIAN HOME PRICE

Belmont’s median home price rose 19% over last October, and was up considerably from the prior month of September.

The median home price in Belmont now stands at $1,546,500. To put that large number into perspective, it has only been surpassed twice before—both times earlier in this year—in May, and again last June. The all-time peak for Belmont’s home values occurred in June of 2015 when we reached a median home price of $1,629,000. Does this mean Belmont home values have peaked? Perhaps. The homes that closed escrow back in June sold for 5.3% more than now, and yet were 6.7% smaller. We’re going to temper that statement with the statistic that the summer price peak to October fall-off has occurred in six of the last eight years.

PRICE PER SQUARE FOOT

This is a check and balance against the median home price. If much larger homes sell during a given period, the median home price will typically yield a larger number as well, while the price per square feet which homes sell for will drop. It’s a quirky inverse relationship that manifests itself since larger homes tend to sell for less per square foot. This happens because land is not involved in the square foot equation,  and can frequently account for up to 50% of a home’s value.

For example, homes which sold in October of last year, were 2,000 sqft in size, compare to 1,905 sqft this year. They sold for $707 per sqft as compared to $877 this October, while the lot sizes remained fairly constant. This means that the median price for homes went up in real dollars—not just that larger homes sold this October.

DAYS ON THE MARKET (DOM)

In both years, it took on average only 18 days to sell a home.

PRICE REDUCTIONS

In 2014, 14% of Belmont home sellers had to lower their asking price. In 2015 that number dropped to .6%–just over one-half of one percent.

OVER-ASKING OFFERS

In 2014 66% of Belmont homes sold for more than the seller’s asking price—this October that number went up to 87%.

The number of homes which sold at the seller’s asking price represented 14% of all sales in 2014 and none in 2015, while the homes which sold under the asking price dropped from 20% in 2014, to only 13% in 2015.

PERCENT RECEIVED

Of the homes which sold in Belmont this October, the seller’s received 109.5% of their asking price, contrasted to last October when they received 107.5.

As you can see Belmont housing market fared extremely well this October.

We are now into the ninth year of economic recovery, and the fourth year of the median home price increasing steadily in Belmont. The question we are being asked by many buyers is “are we at the peak”? This uncertainty in the market can cause buyers to hesitate and sit on the sidelines to wait for the next downturn. If that happens it could be a self-fulfilling prophecy.

We’re not saying that we believe we’re there yet, but one thing is certain, home values are at an all-time high and we won’t stay there forever.

When is the Best Time to Sell My Home?

When is the best time to sell my home is perhaps one of the top five questions we are frequently asked. On my desk I have a crystal ball—literally. And often when I am asked to venture a guesstimate as to how the real estate market will perform, I simply stare down at the glass orb until my clients’ eyes follow mine to my point of fixation, and they realize their question was really impossible for me to answer with any certainty.

If you’re read our blog page, you know I love to look at the numbers—how much have homes have gone up, what percent sellers are receiving of asking, etc.

These numbers don’t really tell me what will happen—they’re historical numbers so they only tell me what did happen. But before we get started, no decent look at the market would be worth anything if we didn’t first explain our thought process and methodology.

In assigning probabilities, there are two common to employ. Frequency based probabilities, which rely and past data points to lend credibility to predicting a future event, and subjective probabilities based upon our belief that something will or will not occur.

Of course the belief or subjective probability approach at first glance appears just as the name infers—that it’s too subjective. However it’s actually quite important, and you probably use this approach more often than you do frequency based analysis when conducting your day-to-day assessment of say, whether or not you think the price of gas will be lower next week to decide if you want to wait to fill up then.

What about when we use both approaches, or aren’t sure which one is more appropriate for a given situation? Refinancing your home is a good example. Today’s question might be, “Will rates go lower than they are today, or will they soon rise to more historical levels?”. Here we might use frequency based analysis to look at the historical trend of mortgage rates and see where they are today in relation to average historical rates. Seeing how they are near the bottom of where rates have been over the last 30 years, one might conclude that they have nowhere to go but up, yet once again they dropped this October even after the Fed’s all but promised a rate hike—because things change.

One of the problems inherent in using only frequency based analysis is that there’s a trade-off between accuracy of the information (having enough data points) and relevancy (how old is the data). Going back further and plotting more data points is certainly going to give us more information to evaluate, but the relevancy begins to drop off as we got too far back in time, when say our economy was in a different state— pre-internet for example.

So it is with these probability approaches in mind that we deliver to you our trend for the percent a seller receives of their asking price–each month of the year, over the past 17 years. Glancing at the graph one can easily see that spring appears to be the best point at which sellers get the highest percentage of their asking price. These are the percentages of frequency in occurrence where each one has an 8.3% (1/12) equal chance of homes selling either over or under the asking price in a given month.Best Months

May is a clear winner as to when reported sales of homes showed that sellers obtained the highest percent over their asking price—statistically. Since most of May’s homes probably sold in April, it’s more likely that the sale actually was consummated in April with a typical 30 day list to close time frame.

The problem with probabilities based solely upon past performance is that things can change quickly. Governments can topple or be overthrown sending the world into economic panic, external natural effects such as tornados, tidal waves, droughts, El Nino events, etc. can all contribute to altering selling and buying patterns. For example, October never shows up as a month where the least amount a seller received occurred, except for in 2001, after the September 11th terrorist’s attacks.

Also interesting to note is that if one breaks down this graph into pre-Deep Recession and Post Recovery periods there’s much less of a clear distinction as to which month is consistently a winner—or loser. An important and fair distinction should also be made in relying solely upon the percent a seller receives of asking as a definitive demarcation as to when selling your home is optimal. Sellers could be pricing their homes lower in the spring than they do later in the year, when new higher price levels have already been achieved. So measuring how much the seller received in real dollars is actually more important, but doing so involves tracking the median price trend which is easily influenced by relatively small market samples when larger or smaller homes sell in a given month. Tracking the price per square foot per month would help add more information into the mix, but that is susceptible to errors when homes with larger or smaller lots are involved.

And to throw the final wrench into the works, one must remember that during these 17 years there have been two recessions, and a lot of variance of interest rates and various government stimulus packages which have influenced people’s personal behaviors one month over another, not to mention El Nino’s and droughts which also have affected buying and selling patterns.

We hope this has helped further the cause of trying to turn the uncertainty of when to sell your home into a measurable risk. But remember, as Mark Twain is attributed to having once said, “History doesn’t repeat itself, but it does rhyme”.

How to Avoid Capital Gain When Selling Your Home

 

Before we pass along any information regarding third-party tax information, we are required by the Bureau of Real Estate to disclose that we are not offering any tax advice as we are not licensed to do so.

That said. We’re passing along information which we are aware of from others, that may be beneficial to those seeking to defer or eliminate their Tax Reliefcapital gain tax on the sale of real property.

Here are several vehicles we have seen implemented to effect this outcome.

#1 PRIMARY RESIDENCE EXCLUSION

You probably already know that if you sell your home you may exclude up to $250,000 of your capital gain from tax. For married couples filing jointly, the exclusion is $500,000. Also, unmarried people who jointly own a home and separately meet the IRS threshold tests can each exclude up to $250,000.

The law applies to sales after May 6, 1997. To claim the whole exclusion, you must have owned and lived in your home as your principal residence an aggregate of at least two of the five years before the sale (this is called the ownership and use test). You can claim the exclusion once every two years.

This is why families who stay in the same home for decades suffer a greater tax that more mobile families avoid by moving each time they approach the $500,000 capital gain threshold.

So what happens if you’ve already exceeded the $500,000 exclusion limit on your primary residence? Here are two ways to defer or avoid the excess gain you may realize.

#2 STARKER 1031 EXCHANGE

The 1031 Exchange, or “Starker Exchange” named after the Defendant in a lawsuit with the IRS, Starker v. United States, which was overturned by the appellate court and ruled in favor of Mr. Starker. This case law was later reeled in a bit by Congress after the IRS defeat, but in the end it allows one to sell one property and invest in another “like” property and avoid paying capital gains. Of course there are many rules one must follow such as the replacement property must cost at least $1.00 more than the one you sold and you only have 45 days to identify a replacement property and 180 days to close escrow. There’s an intermediary company that must be in constructive receipt of the funds after the first property is sold as to avoid realizing the gain, but those are details that an exchange company will gladly guide you through.

But what if you don’t want to exchange into a “like” property? Then this next Deferred Sale Trust arrangement is an excellent option.

#3 Deferred Sale Trust

There’s also what is referred to as a Deferred Sale Trust. Essentially, the process starts when a property owner sells its property to a trust owned by a third party company. The trust sells the property or stock. Next, the trust “pays” you. The payment isn’t in cash, but with a payment contract called an “installment contract.” The contract promises to make payments to you over an agreed period of time. There are zero taxes to the trust on the sale since the trust “purchased” the property from you for what it sold it for. The payment is made with an installment contract which makes payments to you over an agreed period of time.

Knowing how to use these opportunities to your benefit can make a difference in your estate planning—especially on the Peninsula where our home values increase so rapidly and the $500,000 gain relief threshold can be reached in a matter of a few years.

Belmont Homes Hit a New High

Notre Dame ExteriorBelmont homes hit a new high as our Best of Tour report for this week is being supplanted by the second highest price obtained (per square foot) for a home in Belmont—the highest being recorded less than a month ago in Sterling Downs.

One could argue that since the Sterling Downs home at 1,010 sqft was so small the price per square foot $1,262 record should be bested by the home on Notre Dame, a two bedroom two bath home of a modest 1,340 square feet in size. The lot is an unremarkable 5,340 square feet—just slightly above average. The home itself, a rather undistinguished but well-appointed home, yet nothing stands out as deserving the almost $1,200 dollar per square foot they received—nothing like solid gold appliances or whatever could possibly impress one enough to pay the $501,000 OVER the asking price (46% over asking). It was listed for $1,099,000 and sold for $1,600,000 in eight days.

Notre Dame YardBut then when we saw that the selling agent (representing the buyer) was from Woodside—one of the toniest town in America where homes have sold as high as $5,500 per square foot— it made more sense and it stands to reason that an out-of-area agent just might confuse the values in Woodside with that of Belmont.

Best of Tour-May 5th 2015-Belmont

The Inventory of homes continues to increase as we visited 17 homes for our clients on tour Tuesday.

Best of Tour this week goes to the newly listed home on Dekoven in Belmont (we’re not allowed to give the house number since it isn’t our listing—dumb rule, I know).

It’s listed as a four bedroom two bath home (actually it has two and ½ baths). Now it needs some updating but what intrigued us was not just the lot size, (12,960 sqft.), and the size of the home, (2,830 sqft.), but the layout was very unusual—not your typical Belmont ranch home.

Think of an Eichler-esque style home with an atrium in the middle which brings in a lot of light—we imagined a Nana wall opening up this space and incorporating it as a part of the flow of the home—we’ll perhaps not this dramatic.nana wall

Open this May 9th from 1:00-5:00 (Saturday—not Mother’s Day).

Best of Tour for April 28, 2015

Selecting today’s Best of Tour home made for a difficult decision. Not because there were too many intriguing homes to choose from, or great deals to be had, but rather that there were none which offered any attributes we found remarkable or outstanding.

I don’t profess to be any sort of great hiker, and today proved why. We hiked up and down more stairs today than was portrayed in the famous lithograph Relativity by M. C. Escher in 1953.

Aside from the common denominator of “mundane” in the homes we toured today, was the abundance of cliff side homes. There are two kinds of cliff-side homes—cliff hangers—you know, the sort of homes you wonder if your kids would get out the bungee cords and leap over the edge, and what we refer to as cliff clingers—those homes which are on the up-slope with a yard better suited for a Billy Goat.

Now don’t get us wrong, many of these very homes offer spectacular views and often little yard maintenance. But when you’re out touring 20 of them in a row, one pines for just one sprawling California ranch home.

So if you are looking for an excuse to step back from the relentless open house weekend, we recommend you get away and tune in next week. Perhaps a nice hike would be in order…

Belmont Enjoys Steady Home Price Increases

Since the housing recovery began in earnest in 2012, Belmont has enjoyed a steady increase in home values. Since 2010 Belmont’s home values have increased 44%, while year-over-year prices continued to increase 17% in 2014.

Part of the rapid increase in home values is due to historically low interest rates coming off a reduction in home values during the Great Recession. Another influence continues to be the influx of new jobs which jump started the need for housing in 2012. But the scarce housing inventory may have been the largest contributing factor by creating bidding wars and over exuberant offer prices.

To put the meager housing inventory into perspective, there were four times the number of homes for sale at the end of 2010 and 2011 than there are now, while new listings in 2014 were a quarter of what they were in 2010.

The time a home sat on the market dropped 70%, from 52 days down to just 16, while the percent a seller received increased 10% as sale prices averaged 109% of the asking price last year.

It’s safe to say that Belmont’s robust housing market has become self-evident. But how does Belmont stack up to other nearby cities such as San Carlos?

San Carlos bested Belmont in the median price category coming in at $1,425,000—11 % higher than Belmont for the year. The rate of appreciation over the past four years as also been higher as San Carlos home values increased 52% since 2010 as compared to Belmont’s 44%.

When compared to San Mateo County as a whole, a different picture develops as both Belmont and San Carlos are at the front of the pack. San Mateo County reported a 15% increase in the median home price year-over-year—with a median home value still 21% lower than that of Belmont’s. Here’s the supply and demand answer as to why home values are skyrocketing—the available homes for sale in all of San Mateo County dropped 73% over 2010 and the number of new listings dropped 21%.

We start 2015 with the lowest inventory of homes for sale since we started tracking home statistics in 1998. This will invariably create more multiple offer scenarios forcing buyers to outbid one another for their ideal home. This in turn will continue to put upward pressure on home values. And if interest rates remain stable (currently at a 1.5 year low), we expect another year of double digit appreciation, though we also expect the rate to slow as it did last year, down 2% from 2013.

Housing Market Prices Halve

With the Autumnal Equinox just around the corner, we look back a great summer. Now to get caught up on the housing market since we’ve took some much needed time off.

On the national level…we gleam this insight from Standard and Poor’s website…

“Home price gains continue to ease as they have since last fall,” says David M. Blitzer, Chairman of the Index Committee at S&P Dow Jones Indices. “For the first time since February 2008, all cities showed lower annual rates than the previous month. Other housing indicators – starts, existing home sales and builders’ sentiment – are positive. Taken together, these point to a more normal housing sector.

“The monthly National Index rose 0.9% in June. While all 20 cities saw higher home prices over the last 12 months, all experienced slower gains. In San Francisco, the pace of price increases halved since late last summer. The Sun Belt cities – Las Vegas, Phoenix, Miami and Tampa – all remain a third or more below their peak prices set almost a decade ago.

“Bargain basement mortgage rates won’t continue forever; recent improvements in the labor markets and comments from Fed chair Janet Yellen and others hint that interest rates could rise as soon as the first quarter of 2015. Rising mortgage rates won’t send housing into a tailspin, but will further dampen price gains.”

“All 20 cities used for the Case-Shiller report saw their year-over-year rates weaken in June. For the second consecutive month, San Francisco saw its rate decelerate by almost three percentage points – from 18.4% in April to 12.9% in June. Phoenix showed its smallest year-over-year gain of 6.9% since March 2012. Cleveland showed a marginal increase of 0.8% over the last 12 months while Las Vegas led with a gain of 15.2%. All cities reported price increases for the third consecutive month; it would have been a fourth had New York not declined 0.4% in March. San Francisco posted its eighth consecutive price increase but showed its smallest gain of 0.3% since February. Five cities – Detroit, Las Vegas, New York, Phoenix and San Diego – posted larger gains in June than in May. Dallas and Denver continue to set new peaks while Detroit remains the only city below its January 2000 value.”

Everybody wants to know when this crazy market will end.  People just can’t imagine that it will continue at this pace—and of course it won’t, and it didn’t and we’ve been predicating this all along; that the rate of appreciation would wane once home prices rebounded to levels which are sustainable.

The housing market dropped too far and filling that void happened very fast—essentially 2012 until now. We are now reaching new high home values and people are just plain being priced out—with fewer and fewer people who can afford the median price home.  But while the rate of appreciation is slowing, home values are continuing to rise, just at a much more sustainable and slower pace.

The San Francisco MSA (which consists of the counties of San Francisco, Marin, San Mateo, Contra Costa and Alameda), while experiencing a slowdown in the rate of appreciation (by almost half), nevertheless still enjoyed a 12.9% increase year-over-year.  You can see a graph we’ve put together of the SF MSA data points illustrating the trend over the past 27 years.

The good news is a home won’t cost you 25% more next year, probably just around 10%. But who wants to pay a 10% penalty for waiting?

Home Value Increases Taper in July

July is a great month in Belmont as the wind winds down a bit in anticipation of our Indian summer.

We hope everyone had a great Fourth of July weekend and our slightly warmer than usual weekend.

Talk about low inventory–real estate has been very slow this week as you can imagine. Tuesday was our Broker tour day and there no new listings in Belmont or San Carlos to even view. We can’t remember the last time that happened.

In this post we visit the home sales in Belmont for the month of June 2014.

SALES

Sales of existing single family homes dropped 15% over last year from 26 sales to 22 this June.

 

 

 

 

MEDIAN PRICE

Belmont’s median home price rose almost 20% over June of last year. The size of homes selling in the two periods also dropped almost 10% from 1975 square feet in 2013 to 1778 square feet in 2014 which does nothing but exacerbate the median price increase since for 20% more you can now buy a home 10% smaller. At $1,099,000, though, it’s a steep drop from May’s astounding median price of $1,300,000. Of course the homes which sold in May were over 16% larger and the median price only dropped 8.4% so there’s still a paper net gain of 8%.

Compared to June of last year, single family residential median price levels rose in all counties with Santa Cruz County up 20%, Monterey County up 16%, San Mateo up 14%, San Benito up 15% and Santa Clara County up 12%.

DOM

The time it took to sell the average home in Belmont was 12 days—down from 14 last year.

OVER ASKING SALES

91% of the homes sold over asking in June of 2014 compared to 88% during the same time last year.

PERCENT RECEIVED OF ASKING

This is the one statistic that indicates a slowdown in the rate of market appreciation. In 2013 the average seller received 112% of their asking price. That dropped to 109% this month—exactly on par with last month.

What does this drop mean? It’s probably indicative of values getting closer to where they should be for now. The initial increase we have seen over the last two years was clearly unsustainable but also understandable.

Prices had dropped well below expected value levels and that deficit was easily wiped out in 2012 as the market began its rebound in earnest. In 2013 we saw the rebound continue into unchartered waters and prices hit a high watermark. This year we see more of the same but as prices continue to rise fewer people can qualify for the median priced home and begin to seek less expensive cities—watch out east bay.

Home Values Peaked?

Have Belmont home values we peaked for the year?

Our spring housing market always makes for exciting times—it sort of sets the pace for the year.

Typically we see prices jump the most in the spring and level off around summer. Despite the rumblings that our market is cooling off, this year appears to be no different than we’ve experienced in past trends. Any perceived “cooling off” is expressed in the rate of increases waning, and compounded by seasonal fluctuations.

In the graph below we plotted the percent a seller received of their initial asking price since 2012 when the market rebound began in earnest. This is a good indicator of the level of competition in the market. Notice how our local market competition increases most in the spring and price increases follow suit. Why is that? SCHOOLS

First there’s the school enrollment calendar. In Belmont that opens in February and ends in June. Of course getting your child into your preferred school means hitting the initial enrollment period—or at least the second one. We believe the school enrollment calendar tends to influence a buyers decision to act quickly in the spring market. HINT: You cannot enroll your child in the Belmont/Redwood Shores School District without proof of residency.

WEATHER

Another influencing factors is that the weather improves in the spring. Buyers and sellers come out of winter hibernation and the better the weather the sooner they do so. And more buyers means more competition while inventory remains low until school ends in June. Over 65% of all new listings are listed in quarters 2&3—April through September.

COMPETITIVE SPIRIT

Let’s face it, not only are home buyers competing for great jobs they compete at the home buying game as well—and they hate to lose.

Indulge us for a moment—Imagine there are six horses racing that are competing for first place in a race. But after each race the 1st place winner must retire. This leaves the second place horse the favorite in the next race, and all things being equal he now takes 1st place and then also retires—but the finish times are getting slower. Now the 3rd place horse in the first race, is the 1st place horse in the third race but he’s clearly not as fast as the first horse was in the first race—but he still wins—and retires.

You see the home buying and bidding process follows a lot along these lines. The most aggressive bidders typically wins and get their home—now they’re out of the competition. The buyer who came in second now steps to the plate and secures the next home—and he probably bids even more than he bid the last time when he lost. This pushes the prices up and eliminates the aggressive bidders. By summer the remaining bidders are typically far less aggressive and more risk adverse so they bid less and homes close for a smaller amount over the seller’s asking price.

But that begs the question, “Why not just wait until after the bidding wars wane to put in an offer?”

Because prices are going up about $500 q day and the longer one waits the more that same house will cost. Note that as seen in the above graph, the percent a seller receives is greater in the spring while the median home price does not follow any similar plot—except up.

We’ve seen this year in and year out and yet each year we hear people deliberating on the perceived slowdown as a shift in the market, rather than a well-defined pattern repeating itself.
